Google Ads Audit for Home Builders · by Enroke
Your Google Ads tag is there. Is it counting buyers?
We measured 1,058 Sun Belt builder websites. Most builders running Google ads do carry a tag. What nobody can see from outside is whether that tag counts a real community lead or a page view, a call or a hang-up. Smart Bidding spends your budget chasing whatever it is told counts. In five business days we look inside the account and show you.
From our research · The Lead Response Gap 2026
Regional builders trail the nationals most on ad measurement.
of regional builders show a Google Ads tag on their site
Public national builders: 89.5%. The widest gap in the study (+45 points).
of regional builders have a lead form on the community page
The page your community ads should land on. Nationals: 73.7%.
of regional builders give a buyer no way to get an answer at 9 p.m.
No chat, AI assistant, text line or online tour booking. Nationals: 42%.
Source: The Lead Response Gap (Enroke Research, 2026). Regional builders with two or more selling communities in 11 Sun Belt states, n = 293; public national builders, n = 19. Measured from the outside on September 27–28, 2026: each homepage and one community page.
What we check
Built for how buyers find a community.
The primary conversion
Is Smart Bidding chasing a real community lead (a tour or info request sent), or page views, direction clicks, brochure downloads and clicks out to listing portals?
Community lead forms
Whether each form is counted when it is actually sent, including forms inside third-party frames from your CRM or site platform, which a tag on your page often cannot see.
Sales-office calls
Calls from ads and calls from your site: tracked or not, with a minimum length, and kept apart from realtors, vendors and warranty calls where your setup allows it.
Double counting
The same lead counted twice: the Google Ads tag plus an imported GA4 event, or a form plus its thank-you page, both set as primary.
From lead to buyer
Whether anything after the form reaches Google Ads (appointments, contracts) from your CRM, and whether the conversion window fits a months-long purchase.
Brand and competitor searches
How much of the reported result is people already searching for your name or community, and what bidding on other builders' names costs and returns.
Campaigns by community
Ads that land on the right community page, budgets that follow inventory (sold-out communities still spending, new ones with nothing), and location settings.
Housing-ad policy
In the US, Google does not allow housing ads to target by age, gender, parental status, marital status or ZIP code. We check targeting and any limited ads.
The search terms you pay for
Rentals, apartments, jobs, mobile and manufactured homes, remodeling, other builders' phone numbers: the searches that never become buyers, with their cost.
Housing-ad rules: Google Ads policy, Housing in personalized advertising.
Case · AW Italian (not a builder, same failure)
of the online sales its own campaigns produced was all Google Ads could see.
AW Italian sells car parts online. Its purchase tag wasn't recording sales, so 93% of what Google counted as a “conversion” was a phone call, and Smart Bidding bought phone calls.
For a builder the same thing looks like a primary conversion that counts page views or portal clicks instead of tour requests. We made the real result the primary goal and blocked the searches that never buy.

Questions builders ask about the audit
How is this different from your standard Google Ads audit?
Same price, timeline and report. The checklist is built for builders: community lead forms instead of online purchases, sales-office calls, CRM and appointment data, community campaigns, brand searches and the housing-ad policy.
Our agency runs our ads. Is that a problem?
No. We only need read-only access and we change nothing. Many builders hand the fix list to their agency.
Can you tell from outside whether our tracking works?
Only partly. In our study we could see whether a builder's site carries a Google Ads tag, but not whether that tag counts the right thing. That needs a look inside the account, which is what the audit is.
We get leads from NewHomeSource, Zillow and realtors too. Does that matter?
Yes. Those leads are not Google Ads leads. We check that they aren't mixed into your Ads results and that clicks out to portals aren't being counted as conversions.
What does it cost?
$950 flat for accounts spending up to $20,000 a month, $1,500 above that. If you hire us to manage the account within 30 days, the full fee is credited to the first month.
