Enroke is a U.S.-registered marketing and sales infrastructure firm. Our flagship product, the Real Estate Growth System, is built for one buyer: a regional residential builder who wants to use the latest technology and digital marketing strategies to increase his revenue (and has stopped believing in agency retainers).
Not a generalist agency that added a real estate vertical.
We strive for diversity across the globe
We are the opposite. The Real Estate Growth System was built inside a residential developer, against the realities of a competitive Sun Belt market, with real money on the line. Then we packaged it. Most marketing for regional builders is run by one of three groups:
1) in-house staff stretched too thin,
2) generalist agencies that don’t understand the residential sales cycle, or
3) freelancers stitched together project by project.
The pattern is the same in every case: activity that doesn’t tie to pipeline, a website that’s a brochure instead of an engine, and a sales team handed leads it can’t qualify.
We have lived on the other side of that pattern. We’ve seen it from inside the building.
Enroke exists to give regional builders the same marketing infrastructure that national operators like Pulte, D.R. Horton, and Centex have spent decades and tens of millions of dollars building, assembled in 60-90 days, owned permanently, and sized for a regional operator’s economics.

Santiago Carrillo
CEO
Santiago founded Enroke after twenty years operating inside the kinds of businesses most marketing agencies write copy about.
He served as CFO and COO of Coastal Living Homes, a Georgia-based residential developer that scaled aggressively in the years leading up to 2008, and then learned in real time what overleveraged real estate looks like when a credit cycle turns. He negotiated with the banks, walked the workouts, and watched the company close. The experience permanently changed how he reads a builder’s marketing spend, cash position, and capital risk. He also co-founded Towns Live, a U.S. real estate technology venture later sold to a strategic acquirer.
He holds an MBA from a GSU, a degree in economics from Armostrong State, and an accounting degree from Dillon Tech.

Enroke is a Georgia-registered LLC. serving clients across the U.S. Our delivery team works primarily from Latin America (mostly Quito, Ecuador), with U.S.-based operations support.
This is a deliberate structural choice: it lets us run a senior team at a cost structure that makes regional builder economics work, while keeping client-facing operations on U.S. business hours and U.S. infrastructure.
We name the structure directly because clients ask. The answer most of them land on after a first conversation: the operator inside the engagement matters more than the timezone of the desk.
