A marketing agency for home builders, built by a former homebuilder CFO
Enroke is a marketing agency for regional home builders and community developers, based in Midway, Georgia, near Savannah. We build and run what turns online interest into tours: Google and Meta ads measured to the contract, an AI assistant that answers buyers at 9 p.m., an interactive lot map, automated follow-up in your CRM, and visibility in Google and AI answers. Our prices are published, and every account stays in your name.
Who we work with
We're probably not the right fit if all you need is social media posting.
- Regional builders selling roughly 50 to 200 homes a year, with two or more active communities.
- Community developers and master-planned communities that need builder partners and buyers moving through the same funnel.
- Smaller and custom builders, who rarely get this level of strategy, systems and builder-side experience from an agency, sized to what they can invest.
What most builder marketing misses
In September 2026 we measured 1,058 Sun Belt builder websites from the outside, with no fake leads, for our study The Lead Response Gap. Among regional builders with two or more communities:
- 67% gave a buyer no way to get an answer at 9 p.m.: no chat, no AI assistant, no text line and no online tour booking. Published research puts a price on that wait: the odds of qualifying a lead fell 21-fold when response time went from 5 to 30 minutes (Lead Response Management Study, InsideSales.com and MIT).
- Only a minority showed a lot map on their community pages (36% by our detector, about 22% after correcting for its errors).
- About half were never named when we asked ChatGPT, Claude and Gemini for the best builders in their metro. Builders that showed a lot map or measured their ads were named about three times as often. That's an association, not proof of cause (how to show up in AI answers).
Most agencies sell activity: posts, impressions, clicks. A builder needs tours and contracts, and a way to see which dollar produced which one.
What we do, and what it costs
You can start with one piece and add the rest when the numbers prove it.
| Service | What it does | Price |
|---|---|---|
| Marketing scorecard | Twelve questions and a score on screen in about three minutes. A real diagnosis before you spend a dollar. | Free |
| AI Sales Assistant | Answers buyers on your website at 9 p.m., in English or Spanish, takes their tour request and sends it to your team to confirm. | $0 for 30 days, then $750/mo or $7,500/yr |
| Interactive Community Map | Your plat as a map buyers explore on your own website, with lot status, amenities and live drive times. | $4,500 + $400/mo per community |
| Google & Meta ads | An audit of what your ads really produce, then management that optimizes for tours and contracts, not calls and clicks. | Audit $950 ($1,500 above $20K/mo in spend), 100% credited; management $1,500/mo |
| Sales & marketing automations | Lead routing, instant replies, tour reminders and an owner dashboard, set up for builders. | From $500 setup + $50/mo |
| Content & social media | Content produced and edited in-house, scheduled and published through our own platform. On-site photo and video by a local photographer or videographer. | Priced by scope; on-site sessions from $250 |
| Full REGS | Every piece working together, built in 60–90 days, with one monthly report of leads, tours and contracts by source. | $9,500–12,000 setup + REGS Core $1,500/mo, including ads management up to $5K/mo in spend |
After launch, everything is month-to-month. Anything not listed here is priced by scope, and we tell you the number before the first call ends.
The system was built inside a master-planned community
For more than five years we've been the digital growth partner of Heartwood, a 12,000-acre master-planned community in Richmond Hill, Georgia, developed by Raydient Places + Properties. It launched with no website, no CRM and no paid media. Today buyers explore the community on our interactive map at heartwoodlife.com, and the system we built produced 30–50% more qualified leads.
Before Enroke, Santiago Carrillo was CFO of Coastal Living Homes, a Georgia homebuilder, from 2004 to 2008, and also COO in 2008 as the downturn hit. He has read marketing proposals from the builder's side of the table, and he still leads every engagement personally. More about us
How to choose a marketing agency for home builders
Whoever you hire, ask these five questions before you sign:
- Whose name are the accounts in? Your website, ad accounts, CRM and data should belong to you. If you leave, you keep everything.
- What do you count as a conversion? A call or a click is not a sale. Ask how they'll connect ad spend to tours and contracts.
- Who answers a lead at 9 p.m. on a Saturday? If the answer is "your sales team on Monday," you're paying for leads that cool off overnight.
- Do you publish your prices? If an agency can't tell you what it costs before a sales call, expect the number to move.
- Have you worked on the builder side? The residential sales cycle is long, seasonal and tied to inventory. An agency without builder experience will learn it on your budget.

Common questions
How much does a marketing agency for home builders cost?
It depends on the scope. At Enroke, automations start at $500 setup plus $50/mo, and the AI assistant is $750/mo after a free 30-day trial. Ads management is $1,500/mo, and the full system is $9,500–12,000 to set up plus $1,500/mo. Every price is published on this page.
Do you replace my current agency?
Not necessarily. Most agencies handle execution: posting, ads and maybe email. We install the infrastructure underneath: the AI assistant, CRM routing, follow-up and attribution. It can run alongside your current agency and makes their work easier to measure.
Do you guarantee results?
No. Anyone who guarantees sales doesn't understand the industry: results depend on your market, product, pricing and sales team. What we guarantee is what we deliver, that you own all of it, and that we'll tell you before we start if we don't think we can help.
Do you work with builders outside Georgia?
Yes. Our research covers 11 Sun Belt states, but our services and system run on your own accounts wherever you build, all around the world.
Can you reach Spanish-speaking buyers?
Yes. The AI assistant answers in English or Spanish, and our team is bilingual.
Do you do social media and content?
Yes. We produce and edit content in-house and schedule and publish it through our own platform. For original photos and video of your homes and events, we send a local photographer or videographer, as we do for Heartwood. That's billed separately and usually starts at $250 per session.
Can we start with one home instead of a contract?
Yes, if you have a finished home that's taking too long to sell. If a buyer we bring closes within six months, you pay a flat $3,000; if not, you owe nothing. See the result-based test at the end of this page.

Prefer a result-based test?
If you have a finished home that's taking too long to sell, we can start there. We build a page for that home, put an AI assistant on it, set up automated email and text follow-up, and run ads, with the ad spend paid directly by you. If a buyer we bring closes within six months, you pay a flat $3,000. If not, you owe nothing. If an agent already has it listed, we bring buyers on top of their work and hand them our leads.
Send us the address of the home, and we'll send you a personalized plan the same day.
